Leasing launches at The Noble loft-style apartments in Midtown Phoenix

iley | Smith Construction & Development has completed construction of The Noble, a 15-unit loft apartment community at 2722 N. 7th Street in Phoenix. The Noble is Riley | Smith’s first adaptive reuse residential project in Midtown Phoenix, with the company converting a 1970’s ±8,843-square-foot commercial office building into a modern, luxury apartment complex. 

Riley | Smith purchased the office building located just south of the southwest corner of 7th Street and Thomas Road in 2016 realizing there is an extensive need for elevated rental housing in the central core. “We realized that there wasn’t a lot of desirable niche rental options in Midtown Phoenix, especially near the 7th Street restaurant corridor,” said Riley | Smith Principal Dustin Riley.  Riley added, “As we looked at opportunities to develop rental units in the area we became aware of obsolete, vacant office buildings that no longer worked as office space but had the potential to become apartment communities.” 

Doug McCord with Architectural Resource Team (ART) and interior designer Joel Contreras worked with Riley | Smith to transform the office building into a unique apartment community.  

“Originally an office building, the structure has a really assertive concrete frame that is rarely seen in construction today.  We wanted the concrete to be a major visual element in the adaptive reuse of this building.  Every unit is filled with light and experiences the raw materiality of the concrete on the interior,” said McCord.  ART’s design included the addition of a second story on the building, creating 15 one-bedroom units with living spaces on the first floor and bedrooms on the second.

The ±715-square-foot apartments have balconies accessed by oversized sliders off the living room. Three of the apartments include a den/office space on the first floor. The building’s podium style construction provides secured access and covered parking. The Noble also features a rooftop deck with Downtown and Midtown city views, a community lounge with large screen tv and beverage center and a dog park. The Noble is walkable to Central Avenue and the Light Rail station at Thomas and Central.

The Noble features professionally designed edgy, modern interior and exterior features including the original decorative wrought iron from the office building that was refurbished and installed as a monument on the complex’s exterior. Each of the 15 apartments includes quartz countertops; high-end, full-size kitchen appliances; in-unit stacked washer and dryer; and large format 12”x24” tile and luxury carpet flooring. 

“I was attracted to the adaptive reuse aspect of the project and wanted to compliment the concrete bones with neutral colors and finishes,” explained Contreras. 

Riley added, “We believe that with The Noble we are helping fill a void for elevated, much-needed rental units in the urban core and being able to do this through the adaptive reuse of vacant buildings is a win-win for the community.” The Phoenix development and construction firm’s next adaptive reuse projects is 500 E. Thomas, a commercial office building designed by respected midcentury architect Alfred (Al) Newman Beadle. The company is planning on transforming the building into a 26-unit apartment community.
